Grown organically, premierlet was started initially to cater for Fraser’s own properties. Seeing his sucsess, friends and family soon we appraoching for his help in managing their properites and as word spread he found there to be a real requirment for a quality property management company. Experience shows that although a potential tenant can approach with the monies required and in full time employment, can prove to be a nightmare tenant, there is so much more than ticking criteria as many agents do. EVERY property managed is treated with the same importance.

Services:

  • Visiting you at your property, and providing a rental valuation and any other advice, which you may require about letting your property.
  • Advising you on compliance with the various safety regulations.
  • Locating suitable tenants. Your property will be advertised if necessary, however we usually have tenants waiting.
  • Accompanying tenant applicants to view the property.
  • Obtaining and evaluating references and credit checks.
  • Preparing a suitable tenancy agreement and arranging signature by the tenant.
  • Collecting and holding as stakeholders a deposit (bond) from the tenant.
  • Preparing a detailed written and videoed inventory and schedule of condition.
  • Checking the tenant into the property and agreeing the inventory.
  • Supervising the transfer of gas, electricity and council tax accounts into the tenant’s name.
  • Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement for tax purposes.
  • If required paying regular outgoings for you from rental payments.
  • Inspecting the property periodically, and reporting any problems to you.
  • Dealing with any problems concerning maintenance of the property such as repairs and decorations up to a maximum of £200. For repairs in excess of this amount we will obtain your approval first (Except in the case of an emergency).
  • Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary.
  • Checking tenants out as required, re-letting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.
  • Advise on Landlords Insurance.
  • Discounts available for Landlords with more than one property.

Fees:

An arrangement fee of £75.00 each time the property is let to a different tenant

A commission fee of 10% for the management service based upon rent collected and sent to the Client monthly by cheque or direct to the Clients nominated bank account.
