About Premierlet

Premierlet began organically, initially established to manage Fraser’s own properties. As his success grew, friends and family asked for his help with their lettings, and word soon spread. It quickly became clear there was a real demand for a reliable, high-quality property management company.

Through experience, we know that choosing the right tenant is about far more than simply ticking boxes such as employment and funds available. Even applicants who meet the basic criteria can prove unsuitable. At Premierlet, every property is treated with the same care and importance — whether it’s your first investment or part of a larger portfolio.

Our Services:

We provide a comprehensive property management service designed to give landlords peace of mind and tenants a smooth experience:

  • Visiting your property to provide a rental valuation and tailored letting advice
  • Guidance on compliance with safety regulations
  • Sourcing suitable tenants (we often have tenants waiting) and advertising when needed
  • Accompanied viewings for prospective tenants
  • Full reference checks and credit evaluations
  • Preparing and arranging signatures on tenancy agreements
  • Securing tenant deposits and holding them as stakeholder
  • Creating detailed written and video inventories and schedules of condition
  • Tenant check-in and inventory agreement
  • Managing the transfer of utilities and council tax into the tenant’s name
  • Collecting rent monthly in advance and paying you promptly, with detailed tax statements
  • Paying regular outgoings from rental income (if required)
  • Periodic property inspections with feedback to you
  • Handling routine maintenance and repairs up to £200; larger works by your approval (emergency exceptions apply)
  • Ongoing tenant liaison, agreement renewals, and tenancy continuity to minimise void periods
  • End-of-tenancy check-out, re-letting, and marketing for a seamless turnaround
  • Advice on specialist landlord insurance
  • Discounts available for landlords with multiple properties

Our Fee’s

  • Arrangement fee: £100 each time the property is let to a new tenant

  • Management commission: 10% of rent collected, with monthly payments sent directly to your nominated bank account or by cheque, along with a full statement
