Our Services

  • All managed properties are issued with a valid Gas Safety Certificate and inspected by NIC EIC approved contractors for electrical safety.

  • Security deposits are held in a dedicated Client Account for your protection.

  • We provide a 24/7 helpline for any urgent issues.

  • We act as the vital link between you and your landlord, ensuring clear and responsive communication throughout your tenancy.

Fees & Payments

Rent

  • One month’s rent is payable in advance at the start of your tenancy, along with your deposit.

Deposit

  • A security deposit equal to one month’s rent must be paid at the start of the tenancy.

  • This is securely held in a client account as stakeholder for the duration of your tenancy.

  • The deposit is intended to cover damage, breakages, or other liabilities under your tenancy agreement.

  • After your tenancy ends, and once the property inventory and condition checks have been completed, your deposit will be returned (minus any agreed deductions).

  • Please note: your deposit cannot be used as payment for your final month’s rent.

Holding Deposit

  • To reserve a property, you will be asked to pay a holding deposit (usually equal to one week’s rent).

  • If the tenancy proceeds, this amount will be deducted from the balance due before you move in.

  • If the landlord decides not to proceed, the holding deposit will be refunded in full.

  • However, the holding deposit is non-refundable if:

    • you decide not to proceed with the tenancy, or

    • you provide incomplete or inaccurate information during the application process.
